How do I apply for an apartment?

You can apply for an apartment right on our website. Hit the "Lease Now" button to create and account and gets started.

What lease terms are available?

We have one lease term following the academic school year. It runs from August through July 31st of the following year. The next lease term runs August 14, 2026 through July 31, 2027

What utilities are included in rent?

Internet, cable, water, sewage, and trash services are all included in rent. The only extra utility is electricity, which is billed by the usage in the unit and divided evenly between all roommates. You can pay your bill through our partner, SimpleBills.

Are pets allowed?

Yes, we allow furry friends at The Griffin. We have a Pet Deposit and Pet Rent for every animal that is not an ESA or Assistance Animal.

How do residents submit maintenance requests?

Residents can submit maintenance requests through their Resident Portal or by contacting the front office.

What amenities are available at the community?

Our greatest Amenity is our Private shuttle. It runs during the Fall and Spring Semesters, every day that class is in session. It takes our residents to campus, our offsite parking lot, and goes to Publix twice a day. Our other amenities include: Quiet Study Lounge with Private Study Suites, iMac Genius Lounge with Complementary Printing, Premier 24 Hour Fitness Facility, Amazon Package Locker. Outdoor Amenities: Terrace Level Pool with Tanning Ledge + Pool Cabanas, Poolside TV Lounge with BBQ Grills, Terrace Fire Pit. Unit Amenities: 55" 4K TVs in Living Room, Stainless Steel Appliances, Ultra High Speed Internet + Cable, Ceiling Fans with Wall Speed Remote, Walk-In Closets in Select Units, Complete Designer Furniture Package Included, Wood Style Flooring Throughout, Granite Kitchen + Bathroom Countertops

Is parking available for residents and guests?

Parking for residents is paid only. We have three different parking options at The Griffin. Onsite, Onsite Tandem, and Offsite parking at our sister community StadiumHouse.

What documents are required to apply?

To apply we need SSNs and Driver's License Number Identifiers. Occasionally, we will need Government Issued Photo ID, Military ID, and VISAs.

What is the application and approval process?

The application and lease are completed all online. Once your lease is completed, you and your guarantor will undergo a background screening that will verify identity and income.

What attractions and conveniences are located nearby?

We're right by places like 7Brew, CVS, and some very popular Gainesville restaurants like Momoyaki, Seoul Pocha, La Tienda, Indian Aroma, and then some fast food like Arby's and Taco Bell!

What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you're not responsible for their payment.

Do you have a roommate matching system?

Yes, we offer a roommate matching system. If you don't have anyone in mind that you would like to live with, let us match you up with someone! Your application includes a Roommate Matching Sheet that you will fill out to let us know more about what you're looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information.

When is my installment due?

You have three installment payment options to pay the entire amount due under the lease: one installment, two installments, or twelve installments. If you choose to pay a single installment for the entire amount, that single installment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months. Please note that these are all installment payment options and not monthly rent.

How do I pay my installment?

We accept payment via check, money order, or through the online system. Credit card service fees can be avoided by utilizing the e-check option.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

The Griffin's insurance will not cover your personal belongings. We require you to obtain a renter's insurance policy for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen. Contact the office for more details.

What if I need to break my lease or don’t return for the spring semester?

The Griffin's lease is binding and cannot be broken. If you cannot live at The Griffin after signing your lease, you will need to re-let. Please call the leasing office for information on re-letting.

What furniture is provided?

The Griffin's kitchen comes fully equipped with energy efficient appliances, a refrigerator, microwave, dishwasher, and washer & dryer. The living room includes a flat screen smart TV, TV stand, couch, coffee table, and chair. Your bedroom will come equipped with a full XL size bed and bed frame, stackable dresser drawers, and a desk/chair. Note: review each floorplan as some furnishing layouts will vary based on size and orientation.

How do I receive mail and packages?

Your mail will be delivered to your apartment's mailbox located on The Griffin's property. Packages will be available for pick up in the Amazon Hub lockers located in the mailroom.

What do I need to bring to my new apartment?

We suggest that you bring: Bedding for a Full XL Size bed (Queen bedding works great), toiletries, dishes/cookware, and decorations to make your new room feel like home!

What kinds of events do you have at The Griffin?

The Griffin has resident events that range from pizza parties to Taco Tuesdays. Not only is there free food at events, but it's also a great way to meet people!

Are leases for families with children available?

Yes. The property's policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.

When does the shuttle run?

The Griffin shuttle operates throughout the Fall and Spring semesters, providing convenient transportation for residents while classes are in session. Service runs Monday through Friday from 7:00 AM to 6:00 PM and follows the University of Florida academic calendar. The shuttle does not operate during university holidays, academic breaks, or when classes are not in session. Please note that shuttle service is not available during the Summer semester.
